If you are simply curious, this is not the right place for you. If you are looking for a shortcut, a get-rich-quick arrangement, or a way to make money without putting in real effort, this is not the right place for you.
We will not work with anyone who cannot conduct themselves with honesty, professionalism, and integrity in every situation. Our mission is to provide genuine solutions for property sellers and real estate investors. That means no misrepresentations, no misleading statements, no cutting corners, and no taking advantage of anyone — ever.

We offer two distinct associate roles, each with its own structure. You may participate in one or both — that is entirely your choice. Neither role requires prior experience. All necessary tools, resources, and guidance are provided after onboarding.
You partner with A.H. Tobin LLC as a joint venture partner on each transaction. The relationship is governed by a Memorandum of Understanding establishing your overall role, and a Deal Confirmation Letter executed on each specific property you bring to us. You are compensated based on actual net profit when a deal closes.

Your scope of activity depends on the state in which you operate. Compensation is performance-based and paid on funded transactions.

As an Acquisition Associate, your role is to identify potential real estate acquisition opportunities and bring them to A.H. Tobin LLC. You are the first point of contact — the person in the field finding properties and gathering the information our team needs to evaluate and pursue a deal. You do not negotiate, you do not make offers, and you do not represent anyone. You gather information and open doors. We take it from there.
Our primary acquisition focus is Arizona and California, though we will consider opportunities in other markets. You do not need to be located in those states — associates can operate from anywhere.
Important: These boundaries are not suggestions — they are legal requirements. Crossing them without a real estate license constitutes unlicensed practice of real estate under applicable state law. In some states this is a felony. Our structure and guidelines exist to protect you. Stay within them.

As a Business Purpose Lending Associate, you identify real estate investors who need financing for acquisitions, refinances, or bridge situations, and connect them with A.H. Tobin LLC's lending resources. This role is structured as a 1099 independent contractor relationship.
Your scope of activity depends entirely on the state in which you operate. In the 38 states and DC where business purpose lending does not require licensure, you have full capabilities. In states where licensure is required, your role is limited to information gathering and introductions only. Upon onboarding, associates in eligible states will receive access to lender rate sheets and guidelines.
In states where business purpose lending does not require licensure, associates can quote rates and terms, work with investors through the qualification process, and actively solicit business purpose investment property loans. Full lender resources provided at onboarding.
In states where licensure is required, the associate role is limited to information gathering and making introductions to A.H. Tobin LLC. You may not quote rates or terms, pre-qualify borrowers, or actively solicit loans.

We will encourage you and support you — but we cannot do it for you. If you are not prepared to make a genuine, ongoing commitment, this partnership will not work for either of us.
Our participation in this arrangement is clear — we bring experience, credentials, resources, legal structure, deal-making capability, and financing access. The question is: what do you bring? What makes you someone we should work with over others who are also interested? We are not looking for a perfect résumé. We are looking for drive, professionalism, local knowledge, an existing network, communication skills, or a genuine commitment to the work. Think carefully about what you offer and be prepared to tell us.

Tobin LLC and on the people we serve — property sellers navigating difficult situations and investors making significant financial decisions.
