If you have a property under a signed, assignable purchase contract, we want to hear from you. We look at any property type, in any condition, anywhere in the country, at any price point. Submit your deal and we will review it promptly.

No contract, no fee — period. We do not purchase leads and we do not pay finder's fees or referral fees outside of a signed assignable contract. If you have a property under contract, submit it below. If you do not, please see the information further down this page.

Our assignment fee policy: We will not negotiate, agree to, or commit to any assignment fee before reviewing the full details of your contract. You are welcome to state your requested assignment fee in your submission — and we will consider it — but no commitment of any kind will be made until we have reviewed all contract terms, the property details, and determined the attractiveness of the deal. Wholesalers who require a fee commitment before disclosing contract details will not be able to work with us.

A signed, assignable purchase contract means you have an executed agreement to purchase the property and the right to assign that contract to another buyer. This is required to move forward with a submission.

We appreciate your interest — but we cannot move forward without a contract.

A.H. Tobin LLC does not purchase leads or pay referral fees outside of a signed assignable contract. Without a contract in place, there is no basis for a deal submission or compensation discussion.

If you have found your way to this page because you are doing what is commonly called "bird dogging" — finding properties or buyers and expecting a fee when a deal closes — we want to have an honest conversation with you before you go any further.

We respect the hustle. Finding deals takes real effort and real skill. But we would be doing you a disservice if we simply took your information and said nothing about the legal exposure you may be carrying.

We do not buy leads and we do not pay referral fees contingent on a real estate transaction to unlicensed individuals who have no ownership or vested interest in the property. This is not a policy designed to take advantage of you — it is a policy designed to protect you.

Here is the distinction that matters: it is entirely legal to receive compensation tied to a real estate closing if you are a buyer, a co-buyer, or a member of the purchasing entity. Investors do this every day. Partners do this every day. There is nothing wrong with being compensated as a participant in a transaction.

What creates legal exposure is something different — introducing buyers and sellers to each other and collecting a fee at closing without a real estate license and without any ownership or vested interest in the property. That activity — connecting parties to a transaction for compensation without a license — is precisely what licensed real estate agents are authorized to do. When an unlicensed person does the same thing and gets paid for it, they may be practicing real estate without a license.

In most states this is a violation of real estate licensing law. In some states it is a felony. Many people doing this have no idea. The fact that it is common practice does not make it legal, and "everyone does it" is not a defense.

We strongly encourage you to consult a licensed attorney in your state before continuing this activity. The consequences can be severe and the exposure is real.

The good news is there is a legitimate path. If you want to work in this space — finding deals, making introductions, and getting paid when transactions close — you can do it legally by having an actual ownership interest or vested position in the transaction. That is exactly what our associate program provides. You become part of the buying entity through a written joint venture agreement, which gives you a legitimate basis to participate in the economics of the deal.
